Noppen organized ‘China Mixed Use Developments Conference’ on October 31-November 1 in Shanghai, China. Since 2010, not only Wanda but also CR Land, CapitaLand, COFCO, Vanke, Hang Lung, Powerlong and other domestic large-scale real estate development enterprises have increased investment in building a urban complex, Suning, Hualian, Wahaha catering retail giants have also joined in building Mixed Use Developments. In next three years, the number of new mixed use will increase within a growth rate of 50% -100%.
The forum aimed at bringing property developers and government officials to discuss the development of the Chinese Mixed-Use Development industry as well as investment opportunities and challenges, technology and culture innovation. Whilst simultaneously providing a platform to listen to industry experts and find the best solutions.
Mr. Michael MA, Director, Consulting, Shanghai, DTZ gave an excellent opening speech about Market Analysis of Commercial Real Estate in 2013. He listed updated data of Commercial Real Estate, Hotels, office buildings and shopping malls in Shanghai. He also focused on the impact of e-commerce and on the necessity of shopping experience of Mixed Use Developments. Later, Mr. SHAO Chang, Vice President, China, F&T Group spoke on Urban Impact for Large Mixed-Use Development. He introduced their Nanjing World Trade Center Project and listed some case studies on future Mixed Use Development Expansion and Sustainable Mixed-use Development.
Next, Mr. Donald CHOI, Managing Director of Nan Fung Development Limited spoke on Mixed-use Development Positioning---Challenges and Opportunities. He explained China’s growth and opportunities especially Economic Growth and Urbanization. He also listed some vertical mixed-use model; Town center planned mixed use, Historic building adaptive mixed-use and Positioning Mixed-use Development. Mr. XU Dajin, President, Insite Asset Management Co Ltd Shanghai’s presentation was on Innovation Development and Operation of Commercial Real Estate. He spoke about 3 elements of Commercial Projects: Real Estate, Capital, and Commercial. During his presentation, the attendees learnt that real estate can be divided into Super Shopping Mall, Boutique Department Stores, and Outlets etc.
Day two began with Ms. QIN Hong, Director of Policy Research Institute, Ministry of Housing and Urban-Rural Development of the People’s Republic of China. She spoke on Forecast of Commercial Real Estate Innovation and Development where she listed policies and trends from the Ministry of Housing and Urban-Rural Development of the People’s Republic of China. Next, Mr. MAN Yu, Regional Deputy General Manager of Land Vision (Shanghai) Investment Management Co Ltd. gave presentation on Driving Study on Effect of Mixed-Use Development Positioning where he introduced the development trend first. Then, he explained the importance of effects of Mixed-Use Development Positioning. He ended his presentation by listing some case studies about different kinds of Mixed Use Development Projects.
Next presentation on Best practice for Sustainable and Profitable Mixed Used - Successful Case Examples was presented by Kelvin NG, CEO, Synergistic Real Estate Management & Network Pte Ltd. He stressed on key factors to ensure profitability for designer and owners of mixed-use buildings and discussed cases of successful mixed used projects. He highlighted challenges and solutions in mixed use in China Mixed-Use Brand Synergy for holistic understanding. Later, Mr. XIA Guoyue, Corporate Development GM, Powerlong Real Estate Holdings Limited focused on Investment and Operation of Mixed-Use Special Format (Hotel and Apartments ). He showed the position and value of hotel and apartment in commercial property as well as the positioning and investment control of hotel. He also stressed on the relationship between hotel and mixed use development and challenges faced while developing hotels and apartments.
Last speech was from Prof. PAN Haixiao, Professor of Urban Planning of Tongji University. His presentation was focused on Dimensional Traffic System for Mixed-Use Development. He stressed on the importance of traffic to the mixed use and he listed cases to showcase difference in good designed and poorly designed traffic lines. His presentation was brief and gave bird’s view on the topic. Mr. ZHENG Changchun, Chairman, Shenzhen Bellsent Intelligent System Co Ltd. played a video that introduced Bellsent, a leader of intelligent products as well as some projects and cases using their products. In the second part, Ms LIU Xiaolan, Managing Director of Sunyat Capital joined the presentation and discussed her views on mixed use capital and expansion. At the end of his presentation, he launched the initiative of establishing China’s HOPSCA Alliance.
Make the Mixed Use Usable was presented by Ms Lucy TSUI, Principal Director, Leigh & Orange Ltd. where she focused on the architect’s role in the HOPSCA projects whose design and management can be seen by public. She also presented a lot of successful cases of L&O and shared some ideas of new trends for mixed use development. Also, Mr. David LEE，Product Director of Intelligent Building Division，Hangzhou Hikvision Technology Co Ltd. spoke on Brand-New 7-Star Experience for Grand Integration--HIKVISION Intelligent Building Solution. He introduced Hikvision and showed some products from their smart security systems.
There were two panel discussions during the conference. On day 1 discussion panel was held on HOPSCA- Transformation Direction of the Property Developers in the Next Ten Years. ZHENG Changchun, Chairman, Shenzhen Bellsent Intelligent System Co Ltd. was the moderator and the panelists were Jeff NING, Vice President, Dalian Wanda Commercial Properties Co Ltd, LIU Xiaolan, Managing Director, Sunyat Capital and Donald CHOI, Managing Director, Nan Fung Development Limited.
The second panel was on China Mixed-Use Investment Opportunities and Challenges. The moderator was Alan LI, Regional Director, Head of Investment and Jones Lang LaSalle. The panelists were Jerry GENG, Managing Director, KaiLongRei Investment, Denise LAU, Managing Director, Real Estate Investing, Morgan Stanley, Sunshine DONG, Managing Director, and Prospect Investment (Asia) Co Ltd. They all showed their great opinions and experience to the mixed use development investment and financing.
